Frequently Asked Questions
Everything you need to know before starting your tiny home journey. Don't see your question? Reach out and we're happy to help.
How much does a tiny home cost?
Please refer to the Our Homes tab to see our available models for purchase.
Are your tiny homes built on trailers?
Our homes are built on skids so they can be easily moved whilst still maintaining a strong foundation for long-term use.
Can I live in a tiny home full-time?
Many customers use tiny homes as primary residences. However, zoning, permitting, utility, foundation, and placement requirements vary by city and county. Buyers are responsible for confirming that a home can legally be placed and occupied on their property.
Do you provide financing?
Financing options may be available through 21st Mortgage or third-party lenders. Approval, interest rates, down payments, and terms are determined by the lender. 21st Mortgage requires a 10% down payment for most applicants.
For Existing Homeowners: If you own a home with significant equity, you may consider a home equity loan or line of credit to finance your tiny home. This can be a suitable option for those who want to place a tiny home on their existing property.
Secured Loan: Because these loans are secured by your primary home, they can come with lower interest rates.
Cash: Paying cash for your tiny home is a great option for those who don't want to pay loan interest and carry debt.
Is delivery included?
Delivery is typically quoted separately because the cost depends on the home's size, destination, route, and setup requirements.
Can I customize my home?
Available customization is currently limited to paint color and floor selections.
How long does construction take?
Construction timelines depend on the model, material availability, current production schedule, and project complexity. Your estimated timeline will be discussed before construction begins. Typically, a Big Little Tiny Home takes 3-6 weeks to build, start to finish.
Where can I put my tiny home?
We suggest looking for a state that is favorable towards tiny homes like Texas, Arkansas, Oklahoma, Louisiana and Tennessee. Unrestricted land is the best type of property to put your tiny home on. Make sure your state doesn't have minimum square foot restrictions.
